If you’re getting ready to sell your investment property or market it as a rental, you want to take bright, inviting photos to bring potential buyers or renters in the door. Fabulous real estate photography will only help to enhance your property’s listing. If you’re wondering where to start and how to best show off your home, start with these simple photography tips:

1. Shoot in the afternoon:

The afternoon and early evening are ideal for taking exterior photos because the sun isn’t directly overhead creating harsh shadows. For the best exposure, keep the sun at the back and fill the frame of the camera with what you want to show off. Be sure to take a variety of shots of the exterior, including a street-view angle, exterior buildings like a garage or shed, and any specialty features like landscaped walkways or gardens.

2. Include all rooms:

With many buyers and renters starting their property search online, they want to be able to see photos of every single room to see if the home matches their needs. For the best interior pictures, turn on all lights and open window coverings. Natural light makes the colors brighter, resulting in more powerful photos. In tight spaces like walk-in closets or bathrooms, select a wide-angle camera lens setting or attachment to capture a sufficient wall-to-wall view.

3. Use a tripod:

Whether you’re using your smartphone camera, a compact point-and-shoot or a larger single-lens reflex (SLR) camera, a tripod can give you the extra support to shoot level and sharper photos. You can even consider using the self-timer feature or optional remote controls to achieve the best possible shots.

4. Photograph various seasons or weather conditions:

If possible, consider shooting your property in a variety of seasons or weather conditions. Pictures with green lawns and blooming flower beds are typically more appealing. Pictures with color also pop – consider adding some visual elements like a colorful wreath on the front door, potted flowers on the porch or an inviting welcome mat on the front steps.

5. Try minimal staging:

If possible, try to avoid taking photos of a completely empty room. You don’t have to fully stage the home, but you can add a few elements to warm up the space like a bowl of fruit on the kitchen counter or some flowers in the bathrooms.

6. Edit your photos:

After you’ve snapped your photos, take some time to look through them and edit any that are dark, out of focus or redundant. Pay close attention to any awkward reflections of yourself in windows or glass doors. There are a lot of photo editing apps or software that can also help to control the brightness and saturation of your photos to help them look their best.
